BEDMINSTER – The township’s land use board will hear a proposal next month to demolish the service station at the corner of Route 206 and Lamington Road and build a convenience store, drive-thru “quick food” business and a service station.
The application by 1525 Bedminster LLC, owner of the 1.29-acre property where Bedminster Tire and Auto is located, is scheduled to be heard in a virtual hearing by the land use board at 7 p.m. Oct. 8.
A variance is required because drive-thru restaurants are not permitted in anywhere in the township. The Burger King that closed on Burnt Mills Road did not have a drive thru.

Another variance is required because convenience stores are not permitted in the office-research zone where the property is located. A QuickChek is located across the highway from the property.
Bedminster Tire and Auto also houses a Dunkin’. The existing service station will continue on the property but is proposed to be modified.
Variances will also be required for front and side yard setbacks, the minimum distance between buildings on the site and lot coverage.
A variance will be required for parking. The township ordinance requires 24 spaces, but 19 are proposed.
Variances will also be necessary for the proposed signage.
The property has been assessed at $2.2 million and the 2018 property taxes totaled $29,514.75.
